Rubberwood (Hevea brasiliensis). Density around 640 kg/m³, Janka hardness 1,050 lbf. Cheap. Most sub-SGD 800 dining tables in Singapore are built from rubberwood, often with a thin face veneer of walnut or ash glued on top. Stable in air-conditioned rooms, but a 1.6 m rubberwood dining table with two extension leaves can weigh as little as 28-32 kg. Lift that and you'll know.

Walnut (Juglans nigra). Density 660 kg/m³, Janka 1,010 lbf. The chocolate-brown tone you see in American light luxury showrooms. A solid walnut 4-seater dining table (200 × 100 × 75 cm) typically weighs 55-65 kg. Expect to pay SGD 3,800-6,500 for that weight, not for the photo.

White oak (Quercus alba). Density 755 kg/m³, Janka 1,360 lbf. The hardest of the four, and the one I see most often in post-modern light luxury collections. A solid white oak bed frame in king size (180 × 200 cm) runs 70-95 kg. Anything below 50 kg is not full solid.

The single biggest hidden cost driver: board thickness. A "solid" table leg can be a hollow-core post wrapped in 0.6 mm veneer, or it can be a single laminated block of 3.8 × 3.8 × 45 cm timber. They look identical in a 60-second showroom walk-around. They behave very differently when you move house from a Punggol HDB to a Bukit Timah condo and the movers charge by item.

2. Joinery — why a dowel joint and a mortise-and-tenon joint are not the same price

How the wood is held together decides whether your wardrobe lasts four years or forty.

Dowel joint. Two dowel pins, glue, a 12-minute CNC cycle. Cheap. Holds a clothes rail fine if the wardrobe never moves. I have seen a dowel-jointed 3-door wardrobe separate 7 mm along its top rail after two moves in five years. Repair cost in Singapore: SGD 180-280 per panel.

Mortise-and-tenon. A square tongue cut into one timber fits into a matching square pocket in the other, glued and sometimes pinned. Add 40-80% labour time over a dowel joint, but the joint has 3-4× the glue surface. Scratches can be spot-repaired by the buyer with a 30 ml touch-up bottle (SGD 28-45). A full dining table needs 4-6 hours of hand work.

Conversion varnish. Industrial, very tough, common on restaurant tables. Not a residential look.

Wax-only. Pretty, low protection. I would not recommend it for a kitchen island that sees daily hot pots.

On a typical dining table, the finish choice moves the SGD by 200-600. On a bed frame, less. On a marble table with a solid wood base, the stone absorbs most of the budget and the wood is finished to match.

4. Hardware, marble, and the things you don't see

Hardware is the cheapest line item by percentage and the most expensive line item by failure rate. Blum soft-close hinges cost SGD 14-28 per hinge for opening, mid-range DTC hinges are S 4-6. A three-door wardrobe uses three hinges per door, plus a soft-close drawer runner run. The hardware delta on one wardrobe is roughly SGD 240-380. 5. Logistics — HDB lifts, corridor turns, and why delivery is not the same everywhere

The HDB lift internal dimensions were 1.6 m deep × 1.4 m wide × 2.3 m tall. The table, fully assembled, was 2.4 m. Refinishing is rarer. How do I care for a corner sofa in humid weather?

Singapore humidity averages 78-84% RH year-round, and corner sofas are the most exposed piece in the room because two sides touch walls and one side usually sits under a window. The fabric, the foam density, and the frame all react differently.

Fabric. A linen-cotton blend at 280-320 g/m² will absorb up to 18% of its weight in moisture before feeling damp. A performance weave at 400+ g/m² with a water-repellent finish absorbs 4-6%. That difference decides whether your corner sofa smells of nothing or smells of mildew after a wet December week.

Foam. High-resilience foam at 32-38 kg/m³ density holds shape but traps moisture if the cover is not removed and rotated. Lower-density foam (22-26 kg/m³) breathes more but sags within three years. Frame. Solid wood frames in rubberwood or ash cope fine if the room is air-conditioned. Plywood frames cope less well because the glue lines absorb moisture and swell. 3. Joint type on the long rails. Dowel, mortise-and-tenon, or dovetail. The answer tells you what your warranty really covers.

4. Finish type and number of coats. 3-coat lacquer, 2-coat hardwax oil, or 1-coat stain-and-seal. Each maps to a different lifetime.

5. Carton dimensions on the largest box. They tell you whether it will fit your lift. A 210 × 35 × 25 cm carton fits a standard HDB lift. A 240 × 90 × 40 cm carton does not.

Below this range, something on the spec sheet is not what the photo suggests. Above it, you are paying for the brand logo, not the wood.

9. The single question to ask before paying

Ask the seller to put the dried weight, the joint type on the long rails, the finish type and number of coats, and the warranty length in writing on the invoice. If they will not, the price is too low for what is being claimed. If they will, you have a document you can enforce under Singapore consumer law and you have a piece of furniture that will still be worth refinishing in 2035.

Wood is one of the few materials you can bring back from almost any damage with a sander, a brush, and a tin of oil. Buy the kind that is worth bringing back.
